Jamestown Plate Girders Contribute Value Engineering to an Important Dublin Office Building


Jamestown Steel were able to work with steel fabricators Leonards Engineering (Ballybay) to improve on a client’s original specifications in the construction of an iconic new Dublin office building.

A Prestigious Address

On a prime site on the corner of Molesworth Street and South Frederick Street, 10 Molesworth Street is a seven-storey office and retail complex designed by Henry J Lyons Architects to replace the former passport office, an unpopular and inefficient building dating from the 1980s. The new building has been designed and built to the highest standards of detailing and finish.

A Late Change to the Design

The project originally specified ribbon-cut universal beams, but late changes to design meant that new thinking was required. Fortunately, we found a way to work with Leonard Engineering to produce a solution that not only solved the problems caused by the changes, but also saved time and money. Our design, using cellular beams, enabled the cells necessary for building services to be incorporated at the design stage, and avoided the need for time-consuming cell infills at a later stage.

The Need for a Rapid Redrawing

The late changes to the design required rapid redrawing of the girders to avoid delay to the construction schedule. We were able to meet the necessary tight deadlines, and also to sequence deliveries to suit the fabricator’s production schedule, which had needed to change to adapt to the altered design. From start to finish, our contribution to the project lasted about four months.

A Range of Cellular Beams

A large quantity of plate girders was delivered, ranging in length between 1 metre and 15 metres. We used S355J2+N grade steel plate in thicknesses ranging from 8 millimetres to 50 millimetres. Because the weight of the beams was an important factor, we incorporated unusual flange and web thicknesses (such as 13.1 millimetres, 17.3 millimetres, and 19.5 millimetres) to save weight wherever possible.

A State-of-the-Art Building

With a gym and courtyard garden, 10 Molesworth Street is designed to be one of the first office buildings in Ireland to meet the Leadership in Energy and Environmental Design Platinum standard. It is also expected to achieve an A3 energy rating. We are pleased to be associated with this ground-breaking project.
